This Zero-Energy Strategy Combines Solar with Propane With strict new home energy codes set to start in 2020, pros in California are finding that combining solar power with propane space heating, water heating, and power generation is a model for success. California will give the zero net energy (ZNE) home market a huge kick-start in 2020, when a new state home energy code takes effect. The code’s performance path, used for compliance on most projects, will get 50 percent tougher, requiring homes to be ZNE—in other words, to produce as much energy as they consume. Although California will be the first state to mandate ZNE home construction, interest in ZNE homes is expanding across the country. A survey performed by Harris Insights & Analytics for the Propane Education & Research Council (PERC) found that 83 percent of homebuyers and 89 percent of builders are likely to consider a ZNE home for their next purchase or build. So it pays for builders and architects nationwide to study how pros in California are approaching the new regulations. While California’s new energy code is tough to meet, it offers a lot of flexibility, says David Knight, founder of Monterey Energy Group, a residential mechanical engineering firm based in Carmel, Calif. And, he says, the strategic use of propane for space heating, water heating, and power generation offers a model for meeting the code that’s likely to be successful and popular with clients in the years to come. Propane or Heat Pump? Knight says he probably gets the question 100 times a month: “Is it more costeffective to go with propane furnaces and propane water heaters or heat

pumps?” The answer in almost all parts of California, he says, is that it’s almost always more cost-effective to go with propane. Compared with California’s expensive grid power, the operating costs of propane furnaces and water heaters are lower, and the features are significantly better.

Modeling a typical, well-insulated house for energy compliance shows the impact of switching to propane for space heating. When Knight plugs in a ductless heat pump as the heat source, the house is 4.8 percent below the energy performance needed to comply with the code. Simply switching to a propane furnace, with no other changes, jumps the compliance margin to positive 16 percent. Ducted heat pumps perform better, but overall, the energy code is more positive for propane furnaces than for air-source heat pumps.

On many new homes Knight works on, he’s installed large solar systems with batteries, which can help to smooth out time-of-use price premiums when grid electricity is more expensive. Solar power is still not quite as cost-effective as propane or gas for domestic hot water and space heating, but it may become closer if solar power continues to become more affordable.

The UK construction sector is facing a major challenge. How does the sector tackle a growing housing shortage and expand infrastructure services while also achieving emissions reductions in line with the government targets from the built environment by 2030? Meeting this challenge will require a rapid decrease in the use of carbon-intensive building materials in the next few years and an increase in low-carbon alternatives. Building materials account for roughly 19% of the UK’s total greenhouse gas emissions1. h e Fu tu re H o m e s Standard was launched in the spring statement earlier this year and is set to be implemented by 2025. In short, it means that all buildings must be net zero carbon in operation before 2050, with new buildings meeting this standard by 2030.

The BEIS Strategy Committee welcomed the announcement of a Future Homes Standard, however, the committee went on record to issue a warning that ‘any attempts by housebuilders to water down

the standard should be blocked by the government. The only barrier precluding housebuilders developing to higher standards before 2025 is a preoccupation with profit margins and shareholder returns. Despite receiving billions in taxpayer funds, most housebuilders will only raise the energy standards of their stock if forced to do so. Progressive housebuilders who want to go further are being held back by the laggards who actively lobby the government to boost their profits, rather than help meet carbon reduction obligations2’.

The UKGBC urged the government to set out a clear trajectory, so that all new buildings achieve net zero carbon (both regulated and unregulated energy and inuse performance) by 2030. From 2025 at the latest, all new buildings should have low carbon heating, deliver ultra-high levels of energy efficiency consistent with a space heat demand of 15-20 kWh/m2/ yr – as recommended by the Committee on Climate Change, in order to help deliver on the national net zero target3. Whilst a focus on new buildings is welcome, the challenge of how to retrofit existing buildings remains a vital challenge to address.

Will Kirkman, Managing Director of Ecomerchant, thinks that the supply chain offers a clear way to deliver on the government’s ambitions and doesn’t share this pessimistic view. He states, “There are good suppliers out there with established sustainable credentials and proven low impact energy efficient products to help architects, designers and builders not only


the raw materials they use are classed as postconsumer or urban wood. This is recycled wood from pallets, packaging, old furniture and reclaimed timber and only sourced from locations within a 400 km radius of the production sites. They also use thinned wood from sustainable verge and forest management, and pre-consumer wood supplied by the timber industry. Unilin’s circular production process helps save an average of 5,000 trees a day and reduce CO2 emissions by some 1.2 million tonnes a year. Plus, it powers its plants with onsite biomass using ‘end-of-life’-wood only.

Steico is a German/Polish manufacturer of timber building products – I joists, LVL, and wood fibre insulation. They manufacture under strict environmental procedures and certifications from sourcing through manufacture to products. Timber is a unique material in that for each 1 m3 used, up to one tonne of CO2 is bound within the product. In wood fibre insulating materials this CO2 remains locked into the product for the entire lifetime of the product. It has been calculated using Steico insulating material used to completely insulate an average single family house, locks up as much CO2 as a small car emits in the course of travelling 30,000 miles.

In 2018, the Steico Group processed around 934,875 m3 of fresh wood from certified sustainable forestry, resulting in almost a million tons of CO2 stored and removed from the atmosphere in one year. Two of Steico’s largest production sites in Poland are powered by biomass and the wood used in annual production stores more than twice as much CO2 than is released during manufacture. Steico also operate a closed water cycle. Steico products are FSC and PEFC certified have EPD’s and are Passive Component certified. Unilin is a Belgian manufacturer of building panels which operates 100% on a circular basis not one tree is purposely felled to make any of their products, the bulk of

LIGHT at January Furniture Show was big news for 2019 as the new show sector had its welcome debut. Proving to be an instant hit it returns by visitor demand in 2020 -with highly regarded lighting brands showing general, accent and task lighting. he next iteration of the January Furniture Show runs from from 19th -22nd January 2020 at Birmingham’s NEC. Building a healthy environment for future generations by Adrian Judd, Operations Director, Steico UK

A healthy building prioritises the health of its environment and the physical and mental health of its occupants. Healthy buildings are frequently constructed using natural materials, ensuring higher energy efficiency and overall, establishing a sustainable and resilient structure. s of 2019, it is estimated that within 30 years, the UK’s current housing market will make up 80% of the entire nation’s supply of houses1. This gives us until 2050 to improve the way we construct new buildings, and retrofit existing buildings, to provide a healthy environment for future generations.

A

The benefits of healthy building Currently, buildings account for around 35% of global resources and 40% of energy use, as well as producing around 40% of global carbon emissions2. These numbers can be significantly reduced through the application of healthy building materials, processes and techniques.

As natural materials are breathable and vapour-permeable, they facilitate the air-exchange between the internal and external environments, enabling water to escape, avoiding the build-up of mould or condensation. Natural materials also act to reduce the level of toxic fumes within a building, as they will not release the same pollutants as their synthetic alternatives.

2. Improved energy efficiency

1. Higher indoor air quality

Natural materials, such as wool or woodfibre, have high thermal efficiency – which remains constant, even while absorbing and releasing moisture from the building’s internal environment. This contributes to a much warmer, internal environment, reducing the need for artificial heat, even in the colder months.

When building a healthy home, greater consideration is given to improve the quality of its internal environment.

Additionally, as healthy buildings maximise natural light – helping to improve productivity, focus and regulate sleep

cycles – there is also a reduced need for artificial light. By decreasing occupants’ reliance on excess energy within their homes or workplaces, healthy buildings have reduced carbon emissions.

3. Carbon storage properties Natural materials – in particular woodfibre – also have the potential for carbon capture and storage (CSS). CSS is the process of capturing and storing carbon dioxide before it is released into the atmosphere. The technology has the capability to capture up to 90% of CO23 released by burning fossil fuels in electricity generation and industrial processes such as cement production.

The WELL Standard is presented in the form of a performance-based rating system for measuring, certifying and monitoring features that have an impact on human health and wellness in the built environment. The categories that are rated include air, water, nourishment, light, fitness, comfort and mind. A healthy building is formed from pulling together all aspects of design, specification and construction. It should consider the following: • • • • • •

Air quality Ventilation Acoustics Natural lighting Energy efficiency Durability/resilience

Fundamentally, a healthy building aims to have as little impact on the environment as possible, high energy efficiency and be carbon neutral or carbon negative.

Building to secure a healthy future The construction industry needs to transform if it’s to play its part in tackling climate change. It has been identified as one of the key sectors in need of an overhaul, to achieve the 2020 global targets of the EU5. In the EU alone, buildings are responsible for a third of greenhouse gas emissions globally. The responsibility falls at the feet of the entire construction industry – from architects and designers, through to builders – to drive the need to change and minimise the impact our buildings have on our environment. Making buildings healthy is key to achieving this. The advantages of healthy building go way beyond protecting our environment and securing a healthy planet for future generations. ADVANCES IN FOAM TAPE TECHNOLOGY SEAL OFFSITE CONSTRUCTION Foam sealing tapes can drive faster installation and improve energy efficiency, says Andy Swift of ISO Chemie, sales and operations manager - UK & ROI, ISO Chemie, who considers their use in offsite modular construction. espite wider construction sector struggles to deliver projects on time in the face of escalating costs, falling levels of customer satisfaction and wider economic uncertainty around Brexit, we have seen a surge in offsite modular construction, disrupting the construction industry in a positive way and shortening the time between project conception and completion. For example, the UK has witnessed a steady rise in off-site construction methods*. Demand from the market is also encouraging councils to open-up their doors to modular. Indeed, the market for prefabricated modular buildings and portable accommodation is estimated to have increased by 6% in 2017 – a significant improvement from 2016.

While modular will shorten build times and cut costs, it also leads to an improvement in safety, reduces wastage and protects against external elements such as the great British weather. Also, in the face of skilled labour shortages, the approach has the potential to reduce dependence on a manual skill-base by moving to a leaner manufacturing process. In offsite construction, systems are delivered to site pre-assembled and pretested with guaranteed built-in quality and reduced installation times. The approach allows contractors to undertake smart engineering and co-ordination at the front end of a project, avoiding the problems often associated with putting fitted together systems on a construction site, leaving behind a legacy of a quality installation that can be easily maintained throughout its whole life cycle. Companies like ISO Chemie, which provides foam and other tapes solutions for the high-performance sealing of windows, doors, construction joint gaps and facades, are working with other building products suppliers to develop integrated solutions,

Significant strides

Sustainability was a key driver for the project: ModCell panels were used to build the super-insulated structure to the highest ecological standards using thermally efficient, 48cm thick, prefabricated straw bale wall panels, with tapes filling the 10mm expansion joints between panels and around windows and doors. This helped to achieve an excellent target of <2.0 m³/hour/m² measured at 50 Pascals air tight seal for the complete building – a good standard for the construction industry is anything between 3 – 5 m³/hour/m².

The tapes that have featured in projects are an integral feature of Smartroof’s offsite construction activities, specified due their high performance and reliable performance. Another offsite innovator is Modcell, whose cassette-style prefabricated system utilises the excellent thermal insulation qualities of straw bale and hemp construction to form prefabricated panels. These can allow super-insulated, low energy ‘passive’ buildings to be constructed

Another beneficiary of tape technology is the Spinelock Group, which specialises in manufacturing extruded aluminium framed housing sections that are constructed off-site and feature insulation, rainwater harvesting, and renewable energy systems already incorporated into the design. The Mansfield-based firm has used the ISO BLOCO One to provide an airtight sealing solution for its advanced structural floor, walls and roofing system, used in the construction of zero carbon emissions homes (A+ Energy Performance) specifically sealing the gap between preengineered openings for doors and window systems to be compliant with full air tests. Tapes such as ISO-BLOCO One and others offer a single product ‘fit and forget’ solution for fast and effective sealing based around the European RAL principles of three level sealing - the inside seal area is more airtight than the external one, allowing any trapped moisture inside the joint, or within the wall, to escape outwards rather than into the building.

Significant strides have also been made in reducing on-site window and door system installation times through the introduction of offsite construction techniques. Here, one company at the forefront is Sidey with its KitFix System, which adds value to timber frames and structural insulated panel systems (SIPS) while delivering significant benefits to contractors and, ultimately, customers looking for supply chain savings. This system enables fully glazed windows and doors to be installed into timber frame and SIPS panels as part of the offsite production cycle, while having little impact on stacking, transportation and erection of the finished panels. ISO-CHEMIE’s ISOCONNECT Vario SD humidity regulating foil, which offers ‘intelligent’ humidity control and complies with UK Building Regulations for air when used as an internal seal, offers Sidey’s system effective weather and air tightness sealing of the window and door frame connecting joints, facilitating faster onsite build. Foam sealants provide superior moisture resistance together with air tightness and thermal insulation for timber-framed buildings, undoubtedly aiding product suppliers in the drive towards more sustainable, faster offsite construction. But equally important, with the careful management of all manufacturing logistics and sequencing, they contribute effectively to eliminating potential waste, risk and cost in the supply chain without compromising offsite construction quality.

The external seal area provides weather resistance and breathability with a minimum resistance of 1000 Pascals (hurricane forces), while the intermediate seal area provides extra thermal and acoustic properties, with a U-value between 0.55 and 0.8 subject to tape size, and the internal one air tightness and

DHF’s growing team welcomes two new members DHF (Door & Hardware Federation) has announced it has welcomed two new members of staff to the team. Craig Wilde joined DHF’s proactive group of employees in July as the new Membership Manager. With more than 10 years’ experience in business-to-business projects and customer service across a range of sectors, Craig is perfectly placed to take DHF’s every-growing membership to even greater levels. His responsibilities will include overseeing the customer service process of retention, and recruitment of members, in addition to progressing the CRM system used. raig is joined by new Training & Compliance Officer, Steve Hill, who has more than 30 years’ experience in the industry. Steve has worked for a variety of organisations that are current DHF members and has represented past employers at various DHF group meetings. Therefore, he had an excellent knowledge of DHF’s training offering, benefits and services ahead of taking up his new post.

Renowned for delivering outstanding levels of training, this is one of the areas for which DHF has become most known. Over the past 12 months, almost 800 people have been trained by DHF, with more than 550 candidates attending the two-day safety diploma courses and more than 220 trainees opting for the one-day safety training certificate. More than 2500 individuals have now completed at least one of DHF’s safety training courses, whether a diploma or certificate course. Training continues to be the backbone of DHF’s operations.

Both Craig and Steve join a flourishing team at the federation which is enjoying another highly successful year. Members have swelled to more than 500 with more than 60 joining DHF this year alone. Outdoor Living Widely recognised as one of London’s most perfect villages, full of beautiful shops, prime period properties and green open spaces, Wimbledon is an idyllic location for any family. Therefore, it came as no surprise to Up Architects when they were appointed by a young family, who required more space, to deliver the full refurbishment and extension of their existing home. Kebony, a global leader in the production of sustainable modified wood, was carefully selected by the architects for the exterior cladding of the extension to create something truly beautiful without being ostentatious. fter making the decision to stay in their house, rather than moving to a bigger property in the area, or moving away from the children’s school, the family recognised their pressing need for more space. Up Architects wanted to design an extension that stood out from the run-of-the-mill extensions in the area, and started with the idea of a single large space that could be adapted to suit the family’s needs over time, incorporating dining, living, a playroom, study area, TV room and guest room into the brief. Now their hectic family life could take place in a modern, light filled open-plan living space, all with an enhanced connection to the garden.

In keeping with the client’s brief, the design is simple, un-assuming and honest with two simple roof forms sitting over the main space, formed from an exposed glulam timber structure with Kebony cladding used for the exterior walls and roof. The simple geometry of the twinhipped roofs breaks up the bulk seen from outside and defines the different spaces internally without a physical division. The timber Kebony cladding lines up across the walls and roof, with compound mitred joints, making the whole extension appear to be carved from one block of wood, with no visible gutters to compromise the sharp lines. All the timber used was sustainably sourced and the Kebony cladding is guaranteed for 30 years. Developed in Norway, Kebony’s revolutionary

technology is an environmentally friendly and patented process which modifies sustainably sourced softwoods by heating the wood with furfuryl alcohol - an agricultural by-product. By polymerising the wood’s cell wall, the softwoods permanently take on the attributes of tropical hardwood including high durability, hardness and dimensional stability. This unique process also provides Kebony with its characteristic appearance, which only grows more beautiful with time. Marty McColl, Director at Up Architects commented: “Following our appointment for this project, it was essential that the family felt they had made the right decision in opting for an extension rather than moving house. Due to its low absorption of moisture, porcelain is the perfect worktop, walling and flooring for outdoor kitchen and eating areas. Splashes of fat on the worktop, wine spills on the ground and general foody leftovers will not soak into the porcelain, meaning it is easier to clean and maintain.

There are many ways to create a garden with positive wellbeing in mind. One way is to plant a sensory garden, which is designed to boost sense of touch, taste and smell. Plant herbs such as rosemary and lavender; they smell beautiful when you run your hands over them and taste great in a meal. Plant herbs such as chamomile and thyme in between paving to soften the borders and add to your edible garden. For tranquillity and calm, add a water feature to your garden. For a traditional garden, use a sandstone drilled sphere; the water gently trickles over the top of it, or, for a contemporary twist, create a water wall using porcelain cladding.

If it’s natural stone you’re after, granite and marble do not absorb as much moisture as much as other stones and are easier to clean if there are any spillages whilst preparing food and cooking. Darker Coloured Paving Throughout 2019, grey was top of the list of trending colours. Fast forward to the 2020’s: darker paving such as black and earthy colours are leading the trend in the new decade.

Picking a bold feature colour for furniture, plants or fencing allows the dark paving to ‘pop’, and vice versa. Outdoor Living Kings Lea House, Abinger, Dorking A once traditional 20th Century house deep in the Surrey hills was skilfully transformed by Lees Munday Architects into a contemporary family home. With an extension to give the property a new lease of life, juxtaposed against the original building, the architects selected Kebony to achieve the owner’s vision for a sustainable and family friendly home. Natural materials and finishes, including stone and timber were selected inside and out for their authenticity and the way they wear in instead of wearing out. Improving the energy efficiency of the house was also paramount for the owner, which was achieved by draught-proofing, enhanced insulation, and the installation of 21 flat black photovoltaic panels on the new kitchen roof.

Positioned amongst rough terrain and rocky landscapes on the island of Skåtøy, Norway, sits a remarkable holiday home built by two artists whose vision was to create an innovative and peaceful retreat. Expertly designed to be in keeping with its natural Nordic surroundings, Kebony was selected to clad the exterior of the property, creating a beautiful and sustainable home which blends delicately into the rugged landscape. Renowned architects Atelier Oslo created a ruin-like structure within the home which comprises an open-plan living space, kitchen, fireplace and a micro-mezzanine level, and the use of rich Kebony wood unites the house with adjacent trees which populate the Scandinavian island.

In Southern Norway, architect Thomas Nesheim’s ambitious new coastal home is the product of unique design and the use of innovative materials. Blending seamlessly into the rugged landscape, the self-build home is characterised by the extensive use of charred Kebony cladding, which creates a striking finish to the rural project. The cladding allows the home to evolve throughout the day, changing colour in different lights and weather conditions and reflecting the stunning Norwegian sky at night. The home is designed to allow large amounts of natural light to spill into the home through the expansive glass windows and doors, whilst fostering the open-plan interior which fulfilled the architect’s brief.

Located in Boeslum Strand, a seaside village in Denmark renowned for its beautiful white beaches and grassy plains, lies a charming holiday cottage which has been carefully designed by local architect, Elin Donskov, to provide a 180° view of the water. Kebony, was selected to clad the facade of the remote summer house, providing an environmentally friendly build with a natural and understated appearance. The use of Kebony cladding helped achieve a silvery, natural external aesthetic with the added benefit of minimum maintenance.

Swedish self-build, Stockholm Hidden in the pine trees in the rural suburbs of Stockholm, architect Matthew Eastwood of Swedish firm, Tengbom, has tailor-made his very own architectural treasure for his family to enjoy. The architect wanted a natural wood that resembled similar characteristics to the adjacent pine trees for the external cladding, which is why Kebony was selected. Not only does the house blend naturally into its surroundings without causing harm to the fragile environment, the wood is also incredibly resilient to wear and weathering. The house boasts an impressive dining room with glass walls on both sides, creating an airy atmosphere with a spectacular view, whilst incorporating plenty of natural daylight throughout the house and allowing the neighboring forest to feature throughout the interior design.

Platform lift enables access to the EIS, Sheffield

Hill Farm Marina, just North of the historic market town of Stratford Upon Avon, is a stunning 50 berth marina in a rural setting on the South Stratford canal, a part of the well-known Avon Ring. The owners of the marina recently decided to develop a casual dining venue to complement the business, and so they converted a cattle and grain store into a stunning restaurant and meeting room called ‘The View.’ Working with DCA Projects Limited of Stratford Upon Avon, Invalifts were contacted to recommend and install a platform lift to allow access between the two floors. After a site survey, Invalifts recommended their popular MC2000 platform lift. As the distance between floors was less than 3M the client was able to opt for a half height gate at the top landing rather than a full height door and frame. This was incredibly useful as the lift was located under a sloping ceiling and the headroom was reduced. The lift has a compact footprint of 1250mm x 1560mm, giving a fully compliant Part M sized platform of 1120mm x 1480mm. The ground floor slab was formed to give a 60mm pit for the lift. To maximise light within the lift shaft and to help blend in with the environment, the unit was supplied with glazed doors and a partially glazed shaft. Key locking was provided on the landing call buttons to enable control over the use of the lift, and an intercom was included as a means of emergency communication. An end user basic service plan was provided for after sales support., Whilst the lift comes with a full parts and labour warranty for 12 months, and a 5 year parts warranty on the motor and gearbox plus a 10 year warranty on the drive chains.
