Chris Goggin maps out his company’s view and adaption to the changing marketplace in the heating and hot water arena on the road to NetZero

Hydrogen Heating From Rinnai ecarbonisation and NetZero ambitions are prominent issues in global political agendas, forcing debate and discussion that focuses on potential future energy resources. Throughout these dialogues, hydrogen has been identified as a potential energy source for the global mass market.

D

The applications for hydrogen are many: industrial process, vehicles and building stock are key areas for deployment. A key reason in hydrogen’s identification as a mass market energy solution focuses on hydrogen’s clean content. Hydrogen is environmentally benign and therefore releases no CO₂ emissions. Decarbonizing the industrial sector is vital in cutting heavy emission releases. This includes the steel and chemical industries, both of which are responsible for large CO₂ emissions. The traffic sector believes hydrogen can deliver reduced emissions whilst powering long haul vehicles and local public transport

– note the recent London buses example. Hydrogen is also likely to be integral in domestic energy provision. Future energy mixes of green, cleaner gasses containing hydrogen blends are considered viable replacements of fossil fuels. By 2030 the UK plans to construct ‘hydrogen clusters’ introducing numerous avenues for hydrogen deployment, transfer and consumption to be made possible. The construction of hydrogen clusters will supply local residential and commercial buildings with locally sourced hydrogen. The Hynet Northwest programme has made considerable advancements in this area. One consideration is to link these clusters to the central transmission network to supply the whole of the UK.

Elsewhere away from the UK, there has been development of a comprehensive hydrogen strategy aiming to create a carbon neutral Europe. To further the development of carbon neutrality across Europe, the ‘European Clean Hydrogen Alliance’ an organization comprised of policy makers along the entire hydrogen value chain has been founded. This alliance concentrates on providing viable technologies, investment opportunities and political advice which aims to form political decision making on cleaner energies. Germany has advanced preparations towards a hydrogen economy with a detailed national hydrogen strategy set up in 2020. The Netherlands, France, Spain, Portugal and Norway have also developed their respective national hydrogen strategies. UK recognition of a hydrogen economy is also advanced and a national hydrogen strategy is set to be released soon. As a result, appliance manufacturers are preparing to adapt their products to accept cleaner gasses. To be prepared for a changing technological horizon, Rinnai is assisting future standards for both blends and 100% hydrogen. Hydrogen undoubtedly maintains the potential to be a cornerstone of the European energy transition. For hydrogen to become Europe’s fuel of choice, hydrogen must be produced CO₂-free and based on renewable energies, as so called “green” hydrogen. To date, no large quantities of green hydrogen have been produced, limiting hydrogen’s mass market potential. Production capacities must be created, as well as pipeline and distribution networks; transport and storage facilities. In addition, uniform technical standards remain to be defined. At present there are

no harmonised standards for the percentage of hydrogen that may be added to existing gas grids. The percentage varies between zero and ten percent across European countries. European harmonisation is a long-term undertaking. There are two issues which demand attention within the heating market. The first issue which requires research and data gathering centres on the proposed dispersal of a 20% hydrogen mixture into the national gas grid. The second point of focus is the development of hydrogen as a CO₂free fuel by 2030 - 2050. Additional tests to collect insights into future hydrogen gas blending rates are being carried out by gas utility companies in the UK, Germany and The Netherlands. In anticipation of a future transition to hydrogen, Rinnai’s commercial range of water heaters have undertaken and passed a series of rigorous verification tests that demonstrate their ability to accept hydrogen fuel gas blends of 30%. Rinnai is also positioning future products to receive CO₂-free pure hydrogen. Testing has begun on Rinnai’s Next-gen 100% hydrogen gas ready appliances. Pete Seddon, Technical team leader at Rinnai UK explains further: “The specification of hydrogen differs from natural gas, meaning that flame sensing devices will need modification, along

with some other components. The temperature within the appliance is very similar however, meaning that durability and reliability won’t change. Other positive elements associated with hydrogen within appliance combustion is that the heaters can be constructed in such a way that they are the same size as natural gas variants, simplifying appliance replacement and maintaining continuity. The Wobbe index for methane and hydrogen is also very similar, whilst the efficiency of the appliances is also like that of natural gas condensing variants.” The UK hydrogen strategy will be released alongside the Heat in Buildings strategy, which is expected to mandate hydrogen ready equipment. The growth of UK hydrogen clusters continues at pace and hydrogen blending is expected in the short term. Rinnai is well placed to deal with any current and future heating requirements and endeavours to support customers and partners throughout Rinnai’s future hydrogen decarbonisation pathway. Twinned Therm’s Facade Cavity and Aperture Protection System (FCAPS) Encouraging news for the occupants of ALL ‘at risk’ properties There have been many examples of total loss fires in the UK attributed to the ingress of smoke, heat and flames into buildings’ cavities. They vary from residential, commercial and industrial buildings, old and new, and the lack of robust protection of these cavities has led to the total loss of the buildings and, in some cases, fatalities.

Fire proof FCAPS East London, approved by Building Control

Window facade and deflector

Twinned Therm Smoke Vent, North London

These losses are avoidable After recent events there has been a lot of focus on High Rise Residential Buildings (HRRB’s), yet combustible materials feature in all building envelopes for consideration when it comes to fire safety. The Ministry of Housing, Communities and Local Government (MHCLG) acknowledges the risk to life in HRRBs is low; last year 91% of all residential fires were in houses, bungalows, converted or low rise flats and only 9% in blocks of flats of four storeys or more. MHCLG, acting on advice from an independent expert group, recommends a more proportionate and evidence-based approach to fire safety. The removal of the requirement for EWS-1 forms for buildings less than 18 metres should free leaseholders from cost and delay and restore balance to the housing market, helping flat owners to buy, sell or re-mortgage their homes. The Twinned Therm Facade Cavity and Aperture Protection System (FCAPS) is a robust, physical installation that provides this proportionate defence to all buildings and is a cost-effective alternative to other routes aimed at securing properties from the risk of fire.

FCAPS derived from an industrial smoke, heat and fall protection roof light where the insulation in the sandwich panel required protection from the exhausting smoke and heat. With a tested and certified A2-S1-D0 level of integrity, the FCAPS provides a cavity barrier to prevent the spread of the fire through the building. Furthermore the FCAPS will protect the cavities between a building’s outer wall and any rain screen cladding and has been independently tested and proven to do so. The system has the fluidity to protect any building envelope and is bespoke in both design and performance. Similarly they are equally as effective with door and window apertures as they are with flue or air vents. Furthermore their protective qualities allow buildings to be insured, another real solution in the marketplace today giving leaseholders some more encouraging news. Magply A1 Boards selected for fit out of London apartments One of the UK’s premier housebuilders has switched to specifying Magply boards as part of the wall construction, within the exterior elevations for an apartment development in a prime West London location, chosen in place of the plywood alternative because of the MgO boards’ outstanding physical characteristics and other practical benefits. oyal Warwick Square is a development by St. Edward – a joint venture company owned by M&G Investments and Berkeley. The scheme is part of the Warwick Road Masterplan that is providing a thousand new residences, a new school and landscaped spaces across seven acres of Zone 1 land in the Borough of Kensington and Chelsea.

R

With work near to completion, Watford based PIB Contractors has been installing the Magply boards, supplied through MP Moran of Watford as ‘pattresses’ or backing blocks for fixings, within the light gauge steel wall panels. The pattresses are sized and positioned in line with a

•8•

pre-designed layout: facilitating the hanging of fixtures and fittings like shelves, radiators and kitchen units. St. Edward is amongst a growing number of sector specialists turning to IPP Ltd. and its Magply range where high performance panel products are required to meet specific technical challenges. In the case of Royal Warwick Square, a member of the project team contacted IPP Ltd. during the early design stages, leading to the Sales Manager for Magply delivering a full technical briefing on the versatile product, which has found many similar applications, particularly in Ireland and on student accommodation buildings across the UK.

The Operations Director for PIB, Danny White, commented: “What you see on the Royal Warwick Square site is the use of 20mm Magply in lieu of a timber – plywood – pattress as this has a very good pull-out capacity similar to the properties of plywood and is non-combustible.” Backed by BDA Agreement certification, Magply MgO boards present a firesafe and environmentally friendly alternative to conventional plywood or OSB products. Additionally, the unique production process keeps the chloride content to just 0.01%, enhancing both stability and long-term durability. The different thicknesses of panel are also widely used as a substrate board for the direct application of proprietary render systems, as well as for flooring and flat or pitched roof build-ups.

Stay and study in style at The Robinson • 3 & 4-bed apartments with multiple bathrooms to rent, ideal for student sharers • Wembley Park location puts students at the heart of the action in a well-managed estate uintain Living is already well-known for its distinctive rental accommodation. The award-winning management company oversees the rental of more than 3,000 apartments in Wembley Park. However, its latest building – The Robinson – is causing some head-turning thanks to its seriously quirky amenities and eye-catching homes.

Q

With multiple bedrooms of near-equal size, many of them with en-suite bathrooms, and one monthly bill which can be split for ease, The Robinson is perfect for students who want to stay and study in style.

•10•

• Almost 1 in 5 Quintain Living residents are students • The Robinson offers rent and bills in one handy, monthly payment Just 12 minutes from central London and within reach of some of the capital’s most popular colleges and universities, Wembley Park is the ideal student location. In fact, almost one in five Quintain Living residents are students, further testament to the appeals of the neighbourhood with those in higher education. Well located for UCL, the University of Westminster, Middlesex University London, The Regent College London, College of North West London and with University Campus of Football Business (UCFB) Wembley right on its doorstep, The Robinson is now drawing in students who are looking for more from their digs.

So, what is it about The Robinson that is proving to be such a hit with students? “The combination of bold, alternative design and the apartments’ eclectic style with such a wealth of amenities has been a real hit with young people who want the very best from their student lifestyle. And with one monthly bill, a concierge on site to provide peace of mind, plus an array of social events to enjoy, The Robinson really does offer the whole package. It balances quiet homes that are ideal for self-study, with amenities that reflect the excitement and vibrancy of Wembley Park .”

Danielle Bayless, Chief Operating Officer, Quintain Living

The Ro b i n s o n ’s apartments are packed with style. Influences vary from contemporary and mid-century to art deco and retro kitsch. The underlying design is simple and classic, with exposed concrete and galvanised piping creating a raw feeling, while brightly coloured kitchens offer a sense of excitement. Lights are metal or bamboo, with handmade Liberty pattern lampshades adding a touch of contrast in the beautiful black and white, Yin and Yang bathrooms. It’s when residents step out of the apartments, with their individually coloured front doors, and onto the Caribbeanstyle patterned carpets of the corridors that the wonder really begins. Homely touches, such as grandmastyle wired lampshades and nostalgic wallpaper, create a sense of connection, but are overlaid with a whole host of other features that contradict and challenge. It’s hard to know where to start when it comes to The Robinson’s amenities. As you meander through the extensive podium gardens, curiosities await at every turn. There’s an enclosed peace garden where you can sit and soak up the surrounding greenery. There’s a formal lawn with deckchairs that’s perfect for summer picnics. The Mad Hatter’s Tea Party Garden boasts brightly coloured giant flowerpots, chandeliers and festoon lights hanging from the rafters, an oil drum BBQ and a bright pink kitchenette that’s hidden behind innocuous wooden panelling. Head up to The Robinson’s roof terraces and there’s plenty to appeal to students looking for a sense of community. The main roof terrace is home to what is believed to be the longest stretch of sun loungers in London, with a juice bar (shaped like an orange, of course) providing refreshments at one end. A smaller roof terrace hosts three bespoke camper vans, fitted out as work from home spaces, with heating and power (along with the site-wide WiFi that’s provided free of charge). Where better to

write your dissertation? And for relaxation after a long day of studying, students can enjoy the rooftop spa caravan complete with its own hot tub! If the British weather takes a turn, then students can slide down from the main roof terrace to the residents’ lounge below. With its multi-layered art wall, see-through fireplace and Damien-Hirst inspired polka-dot London taxi coffee machine, the lounge is the ideal spot for students to socialise, make new friends or simply enjoy some solo down time in a community atmosphere. It’s also a great spot to hang out and study, with a number of booths and individual study areas for quieter moments. With estate-wide Wi-Fi in place, students can simply pick up their laptops and move from one study area to the other without having to fret about connectivity. The events that Quintain Living organises certainly build on that sense of community. There’s something for everyone, from bread-baking and cocktail making classes to screenings of films and dance classes. Events range from the super-special supper clubs and private gigs in the podium gardens to much more chilled affairs such as quiz nights and bingo. Students also have the whole of Wembley Park at their disposal. The area is home to an outstanding selection of independent

shops and eateries, including London’s largest Boxpark which is home to 24 food and drink outlets. There’s also London Designer Outlet, with 70 shops, coffee shops and restaurants, Wembley Park Market, the Troubadour Wembley Park Theatre, The SSE Arena, Wembley and, of course, Wembley Stadium – which The Robinson’s residents can see from their rooftop sun loungers. Pop-up markets, art trails and more add to the wealth of experiences on offer in this vibrant London neighbourhood. Safety is also a priority at Wembley Park with professional estate management offering 24/7 on-theground security, a dedicated police team, and round the clock concierge services available in all Quintain Living buildings. “Students in London will be hard-pressed to find more exciting homes in a better location. We are delighted with the depth of the experiential living available for renters at The Robinson and look forward to welcoming our growing cohort of students over the summer months, in the run-up to the 2021/22 academic year.” Danielle Bayless, Chief Operating Officer, Quintain Living For more information on Quintain Living or to book a viewing, v i s i t w w w. q u i n t a i n l i v i n g . c o m , @quintainliving on Instagram or call 020 3151 1927.

Running-in your new home Practical advice for homeowners moving during Covid f you are moving into a newly built home, it’s important that your home can ‘settle’ – just like you, particularly in these uncertain times.

I

Giles Willson, Standards and Policy Manager at NHBC, the UK’s leading warranty and insurance provider for new build homes, said that there are a number of simple steps to take to help you ‘run in’ your new home. “Easy day to day measures can prevent or limit problems occurring, with the three key factors of moisture, condensation and shrinkage being the main causes of potential damage at any time of the year,” he said. “With UK mortgage approvals rising to their highest level in more than 10 years*, partly driven by buyers reassessing their living situation during the pandemic, it is clear that many tens of thousands of people have been busy and making the move during lockdown.” It is common that during construction, the materials used to build your home will have absorbed water. Although it is something you won’t notice, it’s important that this moisture evaporates slowly and be ventilated away. Decelerating the drying out process reduces the visible

•16•

effects of shrinkage, by letting things take their natural course. Stop moisture spreading: Extractor fans and cooker hoods, where fitted, should be used whenever water vapour is being produced, such as when cooking, washing clothes and showering. Also ensure that windows are opened regularly to allow excess moisture to escape. Keep a constant temperature to limit cracking: Try to keep an even temperature in the house so that the structure warms up and dries out gradually. Dealing with minor cracks: Small cracks in the walls and gaps in joinery are both common signs of shrinkage. These should be left for a few months and then sealed after your new home has dried out. When you redecorate, use a good filler for any gaps and plaster cracks that may have arisen from normal drying-out and shrinkage. Reduce condensation: Keeping your trickle vents within your windows open

will reduce condensation. If it does appear on your windows, simply wipe it away. Left alone, condensation can cause a lot of damage, and lead to unnecessary repair costs. Redecoration: The builder will probably have painted the walls with a light paint that lets moisture get out during the drying out period. Further coats of emulsion and oil-based paints or wallpaper can be put on after about 9-12 months. Wardrobe ventilation: Built-in wardrobe doors should be kept slightly ajar during the drying out period, especially if the wardrobe is on an external wall. And finally… Loft care: Check the loft regularly for signs of condensation. The builder will have put permanent ventilation in the roof, usually at the eaves, to avoid condensation. These openings, which take the form of slots or holes, should not be covered. Do not leave the loft hatch open because this will allow warm moist air into the loft, wasting heat and increasing the risk of condensation.

Delivering The Best Of Both Worlds Bond It, a key UK manufacturer of building products, has capitalised on the benefits of hybrid “cross-breeding” of chemicals and have used its technical prowess to develop a range of high performance sealants and adhesives with truly outstanding performance characteristics. ealants tend to be manufactured using one of two base materials – silicone or polyurethane. Both materials have their advantages but similarly both also have their disadvantages. By developing hybrid technology the positive characteristics of both chemical materials are united, providing not only greener alternatives to traditional based products, but also better products in terms of performance.

S

As the term ‘hybrid’ suggests, these products combine the benefits of silicone and polyurethane sealants with none of either material’s associated drawbacks. Hybrids are free from solvents, isocyanates and silicones and are therefore non-hazardous and non-damaging to health. They have very low odour making them ideal for sensitive indoor applications, as well as being quick curing, non-shrinking,

•18•

UV resistant, can be used without primers, and have exceptionally good adhesion to almost any construction material. An added benefit is they will adhere to damp surfaces and can even be applied under water. And replicating the properties of a polyurethane, the hybrids have good temperature fluctuation resistance and are tear resistant and over paintable, even with water based paints. Basically they pack a punch, and some . . . The PRO RANGE offers 6 products specifically designed to deliver enhanced performance characteristics that are ideally suited to different applications. GRIPBOND PRO: an ‘all-in-one’ sealant and an adhesive. Available in 4 colours, including crystal clear for an invisible seal, it has become an immensely popular choice thanks to its versatility, bond strength and speed of curing.

GRIPBOND PRO MAX: the ultimate power adhesive in a cartridge. Offers up to four times the grab of other grab adhesive and can eliminate the need for additional mechanical support. WOOD PRO: for fixing wooden floors directly onto all common substrates eliminating the need for battens. Moisture and solvent-free, it reduces the risk of wood flooring warping and deforming. Hertford interiors expert creates online hub for design inspiration Interior designers and specifiers across the UK can now order samples from a range of leading suppliers and find fresh inspiration for their projects in the same online marketplace. ample Library – targeting the UK design market – features leading products from the design world and gives its professional users a quick, seamless way to explore different materials and order samples with ease.

S

The founder of the business is Hertford based Chris Walters, who for the past nine years has worked within the industry as a supplier of Venetian plaster and specialist wall finishes. He said: “We decided to develop the online platform because we wanted to create a place where interior

designers could come and find inspiration for their projects but also celebrate the best of the UK design industry. “Designers are using the platform already and tell us it removes a lot of the pain that was previously involved in researching new products and, most importantly, saving them valuable time.”

Industry-leading innovation

The brands featured include Chase Irwin, Alma Leather, Clayworks and V4 Wood Flooring.

To date, more than 40 suppliers are registered to supply samples through the platform offering a variety of materials including flooring, wallcoverings, tiles, stone and fabrics.

There are already more than 100 professional users signed up to the platform who can view all the available products and request samples from multiple suppliers in one go.

would have to trawl through trade shows and different online platforms for days to get a taste of such a broad spectrum of design ideas, so this could really become a go-to place. “I also see the value this brings in giving people a clear insight into trends and innovations in the market. It will give great exposure to the many fantastic products out there.” Early feedback from interior designers since the platform launched in April this year has also been positive. Interior designer Helen Rees said: “I felt quite amazed and relieved to find Sample Library and think it is a brilliant idea.” Danielle Fleming added: “Signing up to the website was very simple and it felt like an exclusive club.”

Quality assurance To ensure the quality of products featured on the marketplace are of the very highest standard and meet

the luxury criteria, the creators of the platform ensure all suppliers go through a rigorous verification process to onboard. The vision of Sample Library – as its slogan recognises – is to bring design together and make the whole process of sample ordering much simpler. “What I like most about Sample Library is that it is solving a genuine problem within the industry,” Duncan said. “In the modern world, having a single online platform to find an abundance of quality samples from suppliers across the interior design market feels like a very natural progression. “The requirement for samples is still very much alive. These products are physical and tactile; you really need to see samples to experience the difference between good products and great products, but this concept will help to speed up the process and make it much slicker.” samplelibrary.co.uk

Duncan Sanders, Head of Trading at the Design Museum, is one of the platform’s brand ambassadors. “I believe the platform will become a really rich resource for luxury interior products and will help to make the process of ordering samples more seamless,” he said. “Historically, you

As we settle into our second year of trading in the pandemic and the challenges that continue to face us, we would like to take this opportunity to reiterate our policy of stockholding and pricing and how it is driving our company forward. “Last summer we saw widespread disruption to supply and many assumed by now these issues would have ironed themselves out. In fact they have worsened. Most of our competitors are still looking at long lead times and have applied large price increases. We are not only able to maintain the chain of supply due to our longstanding policy of stockholding but are also able to maintain our current pricing structure providing further financial stability to ourselves but as importantly to our customers” As always the Sussex Range is manufactured from 100% stainless steel including our recently introduced Black Edition of powder coated rails. “More and more people are coming round to the durability and sustainability of stainless steel, particularly after the year we have just had, we all need to be aware of our environmental and social impact” “On a practical note our customers don’t want to go to the expense and disruption of fitting out their bathroom to 2 years down the line find that an inferior mild steel rail rusts, leaks and they then need a complete re-tile when the replacement isn’t dimensionally identical to the original” Stainless steel is 100% recyclable, and manufactured from over 90% recyclable material. It does not rust, flake or corrode. It is the sustainable, durable choice. We source our rails ethically and take our social responsibility seriously, from our sourcing, to our manufacture, to our charity initiatives. As a stable business with long term stockholding that has maintained a steady supply throughout the pandemic we are able to do all of this whilst protecting our pricing structure. We offer 3 formats of rail throughout the entire range: Electric, dual fuel and central heating only and we offer both a polished and satin finish as well as the Black Edition Range. “The cornerstones of our business are quite simply quality, stock holding and ultimately customer service. The three work hand in hand”

New luxury hotel in Antwerp (BE) opts for elegance and comfort with Beams Mono radiators by Vasco Luxurious accommodation in a historic setting. The Botanic Sanctuary, a new boutique hotel located at the former convent site of Elzenveld, Antwerp will shortly open its doors, (summer of 2021). The historic grandeur of the building has been restored whilst the interior has undergone a complete metamorphosis. Luxury and comfort are central to the overall hotel concept, right down to the bathrooms. Here the electric Beams Mono radiators by Vasco guarantees optimum comfort for the guests and their elegant design dovetails seamlessly with their aesthetic surroundings. he Botanic Sanctuary will be a very special place to stay; dating back to the Middle Ages, the historic convent building plus the infirmaries has been renovated and transformed into a luxurious five-star hotel with 108 rooms. Botanic Sanctuary will also house four gastronomic restaurants, a sizable conference centre, a wellness centre and a botanical garden. “The renovation is mainly focused on the façades and roofs; with the interior being completely refurbished, with the exception of the floors and several historic ceilings”, says Johan Van Laer of project developer IRET Development.

T

Elegant design Only the best is good enough for this prestigious fivestar hotel, all the materials have met stringent quality requirements. The hotel rooms are heated with Vasco’s electric Beams Mono radiators. This aluminium design radiator combines

all the benefits of electric heating with purity of design. “A high-end hotel such as this holds itself to high standards”, says Paul Sas of Versani, distributor of the Vasco heating systems. “The Beams Mono radiators boast an elegant and sleek design. The vertical profiles are just 150 mm wide and the connections are entirely hidden from view. At the same time they have a large thermal capacity. In the end the choice was an easy one.” Optimal heating comfort To generate electrical resistance the small profiles of the Beams Mono radiators are fitted with additional fins to increase the heat output. A cover panel is integrated at the back, in the same colour as the front, where the electrical resistance is entirely hidden from view. As a result the

radiator can be heated to high temperatures, naturally with the option of automatically regulating the surface temperature according to your needs. Best option “If we’re going to offer our guests optimum comfort in the colder seasons as well it is necessary to equip the bathrooms with additional electrical heating. From a price/ quality ratio standpoint the Beams Mono radiators were our best option. They deliver exactly the thermal output we were looking for and their minimalist design is the perfect match for the aesthetic concept, which uses a maximum of natural materials”, Johan Van Laer explains. www.vasco.eu

Passivhaus training to support drive for net-zero CSIC to deliver Passivhaus in Practice programme for Scottish construction sector workers onstruction Scotland Innovation Centre (CSIC) has launched a new initiative to train construction sector professionals in Passivhaus standards – a worldrenowned approach to the design and construction of highly energy efficient buildings.

C

Working closely with a range of Passivhaus experts, CSIC is offering funded training opportunities to boost skills in Passivhaus systems and meet the demand for a more sustainable built environment. Passivhaus certified buildings can achieve a reduction of up to 75% in space heating requirements compared to the UK’s typical newbuild homes and are proven to reduce carbon consumption, lower energy costs and improve the health and wellbeing of occupiers. Supported by the Scottish Funding Council, Passivhaus in Practice aims to promote the wider adoption of environmentally friendly construction to help reduce the sector’s carbon footprint, in line with Scotland’s national net-zero emissions targets. The initiative is designed to provide up to 500 participants with the foundations for formal accreditation and will include a mix of online, augmented reality (AR) and hands-on training modules delivered at CSIC’s

Innovation Factory near Hamilton. Learners will explore the pillars of Passivhaus design - including thermal bridging, airtightness, and ventilation - and discuss the wider environmental, societal and industry benefits of the standard. Training is aimed at construction workers who may be out of work or facing the prospect of redundancy, supporting them to get back into the industry with new skills and knowledge aligned with the future demands of the sector. ‘Skills and workforce’ is one of the areas of focus in the Scottish Construction Industry Recovery Plan1 with actions centred around addressing skills gaps and creating opportunities for upskilling that align with green recovery plans. 1 https://www.constructionforum.scot/ recovery-plan/

Caitriona Jordan, future skills manager at CSIC, said: “There is a huge opportunity to adopt a mainstream approach to Passivhaus principles in Scotland that will help us to create a more sustainable built environment fit for the future. This programme is focussed on delivering the skills needed by supply chains and markets that will accelerate the transition towards net-zero, boosting capability and resilience within the construction sector’s workforce. “In addition to the environmental impact, widespread adoption of Passivhaus standards could help to create new jobs in construction supply chains and address some of the systematic problems related to fuel poverty and energy inefficiency. Certified buildings are proven to have better air quality, thermal comfort and acoustics, all of which have added benefits for communities who use the spaces. “Training and upskilling is an essential element of securing the future of the construction industry and will be key to reaching our net-zero ambition. However, it is important to go beyond individual competencies and invest in meta-skills that encompass digital technology, innovation and the environment that can be applied to a range of trades and help the sector to collectively lower its carbon footprint.” For more information and to register for Passivhaus in Practice, please click here.

The Future Of Electric Heating - Are You Ready? Electric Heating systems are said to last 50% longer than oil or gas boilers. This is largely due to Electric Heating systems such as electric radiators or electric boilers including no internal moving parts, which massively reduces the risk of a breakdown or wear and tear in comparison to other heating alternatives. There is also no mandatory annual service, which is an average cost saving of up to £100 per year.

EFFICIENCY Electric Heating Systems are 100% efficient at the point of use. If you pay for 1kW of electricity, you will benefit from 1kW of heat. This is much higher than alternatives which can lose heat through flues etc. When paired with solar PV panels, efficiency of electric heating systems improves, and the carbon dioxide produced reduces.

SAFETY

lectric heating is continually becoming an increasingly viable option for heating properties within Social Housing throughout the UK. New Government legislation heralds a change in how SAP determines a properties ERP Rating – to almost the same as gas. This change allows widespread use of electric radiators and electric boilers, which are widely understood as having low installation costs, no flue requirement, low maintenance, rapid heat up times and high efficiency. The introduction of Net Zero and the move from gas to electric in new build properties from 2025 heralds an exiting future for new generation Electric Products.

E

Advantages of Electric Heating over alternatives COST Electric Heating Systems typically have a lower upfront installation cost than gas, oil or LPG systems. Some may claim that the initial cost savings are offset in the long run by the higher cost per unit of electricity versus the cost per unit of gas, however price projections indicate that the cost of gas is expected to increase and the production of gas is expected to decrease. As the cost of gas rises, the cost of low carbon alternatives like electric is reducing as government support strengthens to meet climate change targets.

•34•

Electric Radiators and Electric Boilers are safer that alternative heating solutions as electric heating systems do not burn fuel internally to generate heat, which means there’s none of the associated safety risks such as carbon monoxide poisoning or explosions. An electric boiler or radiator is completely silent in operation.

EASE OF INSTALLATION An Electric Heating System is very easy to install as there is absolutely no need for any pipework. All that is required is a connection to the electrical circuit, which means that the Electric Radiators canamedium offices and business premises. EHC offer a select range of 3 Phase Astro, Comet & Mercury Combi Boilers which are available from 12kW to 48kW depending on model and output requirements. These energy efficient products offer full controllability, ease of operation and, with the correct electricity tariff, continue to be affordable to run. www.electric-heatingcompany.co.uk

“When it came to designing the shower block and bike store, we knew we had to use durable, hardwearing materials,” explains Matt Atkinson, Director at Four Architects. “At the same time, the space needed to be easy to clean, hygienic and low maintenance as well as offering commuters and workers somewhere comfortable, warm and welcoming for them to shower and change after cycling into work then get

www.dekton.com changed again to cycle home. We really wanted bespoke basin and shower sizes and it was Cosentino’s cut to size facility that enabled us to achieve this. We really liked the fact the Dekton® is Carbon Neutral and the Kreta and Lunar designs from the Industrial Collection gave us that industrial look that we knew we wanted and was well within budget too.”

The whole project took around 12 weeks in total and this included tiling, laying the Dekton® surfaces, installing showers, basins and the bike store. The result is a really forward-thinking space that commuters can use to help get their working day off to a great start. The eco-credentials of the Dekton® also help to give this Manchester city centre office building a sustainable building solution.

Welsh Slate heads up Sarah Beeny’s new home Roofing slates by Welsh Slate star in presenter’s new TV programme. oofing slates by Welsh Slate were the material of choice for TV property expert Sarah Beeny’s own home-inthe-making which is the star of the Channel 4 series “Sarah Beeny’s new life in the country”.

R

The “Homes on 4” series follows Sarah and her family (husband and four sons aged 11 to 17 years) as they swap London life for a new start on a 220acre, semi-derelict former dairy farm in Somerset, where they are building a modern and sustainable stately home of their dreams. Episode 8 of the first series shows the family visiting the Welsh Slate quarry where the Penrhyn Heather Blue slates are produced that are then shown

being laid on the 15m x 16m mainly mansard roof of the three-storey, sevenbedroomed mock stately home. Sarah even has a go at splitting the premium slates herself, remarking that it was “seriously impressive” that every one of the slates used on the house was split by hand. Welsh Slate commercial director Michael Hallé explained on the programme how the quarry once employed 3,000 people and still produces three million slates per year. Also, that maximising yield is very important and not only do they make roofing slates but also walling, paving, decorative aggregates and landscape products.

Roofing contractor Geoff Spinks of G&L Roofing agreed with Sarah that the slates were “a joy to fit” due to their flatness. He described the Penrhyn Heather Blues as “really, really nice slates” that were “lovely to lay”. They also feature as vertical cladding on some elements of the steeply pitched mansard roof. The scaffolding came down some seven months after work started on site, with Sarah exclaiming the newly revealed limestone-clad house, now waterproof in readiness for the winter, was a “thing of beauty”. Welsh Slate is also expected to feature in the second (commissioned) and third (to be confirmed) series of the show. In the second, scants (large slabs) of slate will be used as landscaping around the pond, and in the third, on a patio in the walled garden to the main house which was designed by husband Graham (Swift). Michael Hallé said: “Not only do we feel privileged that Sarah recognised that our slate is ‘the best slate you could possibly have’ but also that she was genuinely enthused at how the slates are produced.” The focus on sustainability has included the use of ICF (Insulated Concrete Forms) for the building’s shell, recycled plastic windows, water from a bore hole, and a modern wastewater plant which returns cleansed wastewater to the land. #SarahBeenynewlife

EPDM

roofing membranes have been developed with an optimal balance of key ingredients that work together to ensure extended durability and provide a long-lasting solution. Contractors who choose to install the complete system can expect more than 50 years of quality, even withstanding extreme elements. A consistently popular roofing system, EPDM boasts an impressive track record in prevailing against adverse weather conditions in harsh environments, such as Wisconsin. At Albo Manufacturing, Firestone’s installation of EPDM singleply roofing remains intact without any reported issues despite tornadoes, snow and extreme sun in the 40 years since it was fitted.

•40•

Longevity Guaranteed With EPDM Installation When considering flat roofing solutions, choosing EPDM rubber roofing over market alternatives ensures you’re investing in guaranteed longevity. Adrian Buttress, managing director of PermaRoof, one of the largest importers and distributors of Firestone RubberCover EPDM, discusses what makes rubber roofing so long-lasting and resilient. Why is EPDM so long-lasting? EPDM became a natural choice for roofing solutions following the introduction of the Occupational Safety and Health Act and the Passage of Clean Air Amendment Act, which came into law in the 1970s and negatively impacted asphalt.

Alternative flat roofing options to EPDM are prone to degradation due to the loss of mechanical properties caused by exposure to UV. Temperature fluctuations, even those that are normal for the changing UK seasons, cause stress in materials with low degrees of flexibility and elasticity. This results in cracks and tearing – particularly at any joints or details.

Roofing & cladding When applied correctly, to adequately prepared roof decks, EPDM rubber roofs far outperform other types of roofing. EPDM is resistant to UV radiation, as well as ozone and temperature fluctuations, and has excellent waterproofing, which would otherwise age the product significantly. EPDM membranes have elasticity of over 300% to accommodate building movement and extremes in temperature. At temperatures as low as – 45oC, flexibility and elasticity are retained. One of the many benefits of RubberCover roofs is that they can be adapted throughout their long life span to incorporate such additions as rooflights and vent pipes, meaning homeowners have a roofing solution that works for their evolving house plans. As EPDM membranes are manufactured in very large sizes for up to 15.25m x 30.5m, many small flat roofs can be installed with a single sheet of membrane. This further reduces, or often completely removes, the need for seams, in turn extending the product’s waterproofing efficiency over time.

Installing for longevity While the system is designed with longevity at the forefront, to ensure it is truly futureproofed, it must be installed by a fully trained contractor. The application is as important as the product. Although EPDM is a simple system to install, even the most qualified roofing professional should continually invest in their training and development by attending courses, such as ones on single ply roofing solutions. Training programmes are designed to take individuals through the entire process of implementing EPDM systems with quality, longevity and effectiveness guaranteed. The best way to ensure the longevity of a roof’s performance – and avoid problems and failures down the line – is to use a full water-proofing system of compatible products, which consists

of a membrane, adhesive, tape and primer from the same brand. It also helps to aid traceability, which is increasingly important on commercial projects, and helps to keep a high standard of roofing in the UK. Rubber roofs can be applied using cold, water-based adhesives. This results in a safe, faster application method, and a lightweight and flexible result. Adhered roof systems also have a high wind uplift performance rating, which makes them a good choice to further enhance the resilience of a structure.

A future proofed solution The natural characteristics of EPDM, and how it is supplied and applied, are the key reasons for its outstanding longevity. With this in mind, it’s no surprise that installations are still as effective today, no matter the tornadoes, snow, or sun they have been exposed to.

® THE LIGHTWEIGHT,

Envirotile is a revolutionary roof tile system with a unique fixing system which is fully compliant with BS 5534 and it can be installed to a minimum of 12.5° pitch. It is significantly lighter than other tiles making Envirotile extremely suitable for use on modular and timber frame constructions. The lightweight tile aids the build by minimalising differential movement in such structures. Plus, due to the unique fitting system developed by roofers, installation is simple and easy, saving time compared to traditional tiles, and offers a complete dry fix system with no mess cutting.

The sustainable choice Envirotile is manufactured from 75% recycled product and is fully recyclable at end of life. It is backed by GreenSpec which is the foremost ‘Green Building’ resource in the UK. Independent of companies and trade bodies and launched in 2003 with government funding, GreenSpec promotes sustainable building products, materials and construction techniques.

Panoramic rooftop deck decorates skyline in Washington DC Beautifully designed apartment rooftop terrace completed with sustainable Kebony wood

ocated nearby the epicentre of Washington DC’s H Street, the Apollo Apartments have been thoughtfully designed to capture the excitement of the early 20th Century Apollo Theatre, located on the same site, with modern amenities befitting one of the city’s most dynamic neighbourhoods. Global leader in the production of sustainably modified wood, Kebony was selected for one of the building’s most striking features, its multi-faceted rooftop deck, sat atop the residential building, which houses more than 350 apartments.

L

Responsible for creating a beautiful outdoor living environment, the landscaped deck offers unparalleled 360-degree views of the city, a multiuse pool/fountain, a movie screen with lawn seating, a contemporary pergola

and several stylish Kebony benches which adorn the sensitively designed rooftop space. Finding the right material for the ambitious rooftop project led Insight Property Group and Landscape Architecture Bureau to Kebony, which was ultimately selected due to its natural aesthetic, impressive durability and award-winning sustainability credentials. Kebony’s durability and need for extremely minimal maintenance made it the perfect choice for the project, which is exposed to the elements all year round, with highs of up to 34° C in the summer and lows of -18°C in the winter. Developed in Norway, Kebony’s revolutionary technology is an environmentally friendly process, which modifies sustainably sourced

softwoods by strengthening the wood with furfuryl alcohol - an agricultural by-product. By polymerising the wood’s cell wall, the softwoods permanently take on the attributes of tropical hardwood including high durability, hardness and dimensional stability. Brendan Whitsitt, Director of Development of Insight Property Group, said, “ We are delighted with the impressive rooftop space and are pleased to have worked with fantastic partners and products to help realise the vision. For the decking, we were looking for a natural material that would not require any real maintenance or regular touch-ups and were very pleased to have discovered Kebony wood, which only requires normal cleaning and no additional processing.” Commenting on the use of Kebony at the Apollo Apartments, Payam Ostovar, PLA, ASLA, at Washington-based Landscape Architecture Bureau added, “The decking is performing extremely well since construction completed. One of the best benefits we have noticed the most, is that being a pool deck, it is far cooler than the adjacent concrete pavers.”

Howells Supplies Conservatory Roof For Mansion Refurb Until recently, Doxford House in Sunderland was a derelict Georgian mansion, listed on the 2009 Heritage at Risk Register. Now in private ownership the property has been restored to a single residence, undergoing significant remodelling and refurbishment. atent glazing specialist, Howells was selected to manufacture and install a new roof for the ‘Winter Garden’, a large conservatory and part of the formal entrance onto Warden Law Lane.

P

“I was searching the internet for an appropriate rafter glazing system, and I found Howells,” says Gary Lax, Doxford House site manager. “I was impressed by their skill and capability, and experience with period buildings. Having spoken with Walter (Howells), we decided to go with them; he was such a nice character.” Built in 1775, only two elements of Doxford House are Grade II listed – a mosaic floor and areas of decorative stonework. However, to help retain the character of the property, the owner chose to use authentic materials wherever possible.

The Winter Garden ‘The winter garden is a unique iron and timber framed conservatory containing decorative stonework...The room appears to have been inspired by the Victorian passion for romantic, idealised notions of landscape and legend...’ (source: sunderland.gov.uk)

Sadly, the original structure of the winter garden was beyond repair and has been rebuilt using C24 grade construction timber which is capable of withstanding high loads and wide spans. New Accoya timber windows were installed on sandstone dwarf walls.

New Aluminium Roof Howells’s HGR1 aluminium rafter bar system was chosen as a sympathetic yet high-performance solution for the new conservatory roof. Glazed with 11.5mm clear laminated and toughened shaped glass, the roof required additional support to comply with building regulations. To accommodate the weight of the glass, the reinstated C24 timber rafters were laminated to a steel subframe, determined by steel calculations. The HGR1 aluminium rafter bars then fit seamlessly atop the new timbers.

•48•

For a cohesive and complementary finish, the aluminium rafter bars were powder coated in anthracite grey (RAL 9023). The roof was completed with bespoke pressed metal in the hips and ridges. “Howells were a pleasure to work with. They were fast, reliable and efficient. We are very pleased with the quality and overall aesthetic of the conservatory roof. It has helped re-establish some of the long-lost grandeur of the Winter Garden - linking the Renaissance style sandstone feature entrance on Warden Law Lane with the House.” Howells Patent Glazing www.howellsglazing.co.uk E: info@howellsglazing.co.uk T: 01384 820060
